Calls itself a or "foreclosure consultant." Because of bad or illegal practices, at least six states have enacted legislation that require these consultants to be licensed real estate agents or attorneys. Most of these consultants today are mostly under-educated and under-funded wannabe investors, desperate mortgage professionals or outright scams. They are taught by dubious Guru's to get the deed to your home or some other "creative" real estate garbage. Most of our affiliates are licensed real estate or mortgage professionals and it is our feduciary duty to do what is right and best for you. Period.

We work hard to stay in compliance with all state and federal laws. We also cooperate with law enforcement every chance we get.
- Contacts or advertises to people whose homes are publicly listed as defaulted or up for foreclosure. We believe this to be a predatory practice in most instances. In some States, this practice is illegal.
Collects a large fee, hundreds even $1,000's of dollars before it provides any services to you. This is just wrong folks. If you give these guys money up front for a loan modification - well, you've been warned.
Tells you to make your home mortgage payments directly to the individual or company but has no bond or license. Again, our affiliates would never jeopardize their licenses by ripping you off for a rather small amount of money. Our livelyhoods depend on it.
Advises you to remit funds through Federal Express or a carrier other than the U.S. Post Office. Hint: The USPS will react to Mail Fraud claims faster than any law enforcement agency. This protects you.
Does not offer you proper ID and only takes cash or offers to drive you to an ATM machine. This is a scam. If in doubt, get proper ID before you hand over your money to a stranger.
Tells you to transfer your property deed or title to their company or a Land Trust they control. Never, ever sign your deed over to anyone without first consulting an attorney. Remember, you are always responsible to pay the lien, even if your "buyer" holds the deed. This is just plain bogus folks.

Application and Membership Fee Refund Policy
US HomeSavers charges a one-time membership and application fee of $97 to distressed homeowners and realtors who wish to become involved in our homeowner advocacy community. Members can become resellers of our branded loss mitigation services.
It can take up to two man hours to thoroughly research and analyze loss mitigation applications for unbiased, accurate and honest homeownership retention or other foreclosure prevention remedies. We seek only to get paid for our time and effort. This also acts as a filter and screen for homeowners who are not serious about resolving their foreclosure situation.
- In every instance, applicants have an unconditional 3-Day Right to Cancel and receive a full refund of their application/membership fee.
- If US HomeSavers is unable to provide a foreclosure prevention option or options, the entire application fee will returned to applicants HOWEVER applicants can still receive exit strategy information and counseling free of charge for a full year. No one gets left out in the cold.
- Once the application process has been completed and the applicant receives agreed to budget counseling which includes options to avoid foreclosure, there is no refund. Credit card chargebacks will be regarded as fraud. Applicants agree to consult and work with the company first to resolve any issues or disputes.
- If you have a complaint, please call and give us the opportunity to make good or make the appropriate refund. If you flame us in a public forum or file a frivolous complaint, we will take appropriate action to recover any and all damages.

If we can only offer a Partial Guaranty it is because your mortgage situation requires action above and beyond our normal scope of services. In this instance, we will rebate 100% of our unearned profit. You will still have to pay for services rendered.
